The Real Risk

Why appliance installation isn't a corner to cut

A "free" install from the delivery crew or a $45/hour Tasker can cost you tens of thousands in damage, void your manufacturer warranty, and violate BC building code. Most homeowners don't realize what's at stake until something fails.

Four things every Vancouver homeowner should know before installation day:

Most

major appliance manufacturer warranties — Whirlpool, GE, Bosch, Samsung, LG, Sub-Zero, Wolf — require professional installation. DIY or non-qualified installs can void coverage entirely.

$10K+

typical insurance claim from a single dishwasher, washer, or refrigerator water-line leak. Water damage is the largest category of home insurance claims in Canada.

BC Code

requires anti-tip brackets on freestanding ranges. Improper or skipped installation creates a tip-over hazard — the leading cause of range-related injuries to children.

Zero

workmanship warranty on installs by delivery crews, gig workers, or "free with purchase" services. If something goes wrong, no one's coming back to fix it.

Why EasyFix

Why Vancouver chooses EasyFix for installation

Six things that separate us from delivery crews, big-box installers, and gig marketplaces.

Manufacturer warranty preserved

Most major manufacturers — Whirlpool, GE, Bosch, Samsung, LG, Sub-Zero, Wolf, Miele — require professional installation to maintain full warranty coverage. We follow manufacturer specs exactly and document the install, so your coverage stays intact for the appliance's full warranty period.

Any brand, any store

Bought your appliance at Home Depot, Best Buy, Costco, Trail, or online? We install it. Unlike Home Depot's installation service — which only covers appliances purchased at Home Depot — we install whatever you bought, wherever you bought it.

Trade professionals, not gig workers

Our installers are licensed, bonded, and insured trade professionals with 20+ years of combined experience. Not Taskers, not delivery crews — appliance technicians who handle complex installations every day and stand behind every job.

Premium brand expertise

Sub-Zero, Wolf, Viking, Miele, Thermador, Bosch, Liebherr, JennAir, Dacor — built-in and luxury appliances need installers who understand their integration requirements. We do, after thousands of premium installs across Greater Vancouver.

Same-day or next-day service

New appliance arrived and the delivery crew won't install it? Most homes can be booked same-day or next-day across Greater Vancouver. The same crew that handles emergency repairs handles installations.

Fully insured, fully cleaned up

Licensed and fully insured — any damage during installation is covered, never your problem. We protect floors and surrounding cabinetry, haul away packaging, and leave your kitchen or laundry room cleaner than we found it.

The Process

Our 6-step installation process

Same process every time, every appliance. No shortcuts.

1

Pre-installation assessment

Before we start, we verify all connections — electrical outlet type, water lines, drain plumbing, vent paths, and cabinet dimensions. If something's missing or non-compliant for a clean install, we tell you straight up before starting work, not halfway through.

2

Old appliance removal

If you have an old appliance to remove, we disconnect it safely — water lines capped properly, electrical disconnected at the outlet. We can haul it away for disposal if needed (fee applies). Note: gas appliance disconnection requires a gas fitter, which is outside our scope.

3

Site preparation

Floors and surrounding cabinetry get protected before any work begins. We unbox the new appliance carefully, inspect for shipping damage (documented immediately if found), and prepare connections — new shut-off valves, code-rated supply lines, and manufacturer-spec mounting hardware as needed.

4

Professional installation

Every appliance is installed to manufacturer specifications and BC building code. We use quality materials — code-rated supply lines and manufacturer-spec mounting hardware. Everything gets leveled, secured, anti-tip-bracketed where required, and connected exactly as the manufacturer requires to maintain warranty.

5

Testing and demonstration

Every appliance gets a complete test before we leave. Washers run a full cycle. Dishwashers run through a fill-drain check. Refrigerators are leveled and door seals checked. Water-line connections pressure-tested. Then we walk you through how to operate it — no manual-reading required.

6

Cleanup and documentation

All packaging, old parts, and debris removed. You get a written installation invoice, manufacturer warranty registration paperwork (where applicable), and our 3-month workmanship warranty in writing.

Typical install time: 60–120 minutes for standard appliances. Built-ins may take longer. Same-day or next-day appointments often available.

Vancouver-Specific

Why Vancouver appliance installs need local expertise

Generic installation guidance doesn't account for what makes Vancouver different. After thousands of jobs across Greater Vancouver, four local conditions show up over and over:

Condo elevator booking and access windows

Downtown, Yaletown, Coal Harbour, and Burnaby tower stratas typically require 24–48 hours notice to book elevator access for appliance delivery and installation, and many restrict installation work to specific weekday windows. We know which buildings have which rules and schedule your install accordingly so we're not turned away at the loading bay.

Older home water shut-offs and supply lines

Many pre-1990 Vancouver homes still have original brass shut-off valves under the sink or behind the laundry that have seized over decades. When connecting a new dishwasher, washer, or fridge, the existing shut-off often needs replacing before we can safely tie in. We replace shut-off valves and supply lines as part of the install when needed.

Character home retrofits (pre-1960)

Kitsilano, East Van, the West End, and parts of Mount Pleasant are full of character homes where original kitchens and laundry rooms were sized for 1940s and 50s appliances. Modern fridges and ranges are bigger, deeper, and need more clearance. We routinely modify cabinetry openings, reroute water lines, and adjust mounting points to make modern appliances fit cleanly.

High-rise and walk-up tight access

Narrow stairwells, tight hallway turns, and small elevator interiors are everyday challenges in Vancouver's older apartment buildings, East Van four-plexes, and Kitsilano walk-ups. We assess access before booking and bring the equipment needed (appliance dollies, stair climbers, protective wrap) to get a 300lb fridge to the third floor without scratching anything.

Sub-Zero built-in refrigerator and Miele integrated dishwasher installation in a Yaletown high-rise condo by EasyFix
Yaletown High-rise · 24th floor Sub-Zero + Miele

Premium kitchen integration in a single visit

The renovation called for a Sub-Zero built-in refrigerator and a Miele integrated dishwasher, both requiring custom cabinetry integration with panel-ready fronts. Strata had already approved the work; the customer had booked the elevator window with the building. We arrived in the booked window with all the right tools.

Both appliances installed and operational by end of day. Fridge cabinetry alignment within manufacturer tolerance, water line pressure-tested, dishwasher integrated with the custom panel. Customer's previous installer had quoted two separate visits.

Four appliances from four different retailers installed in a West Vancouver kitchen by EasyFix
West Vancouver New construction 4 retailers, 1 day

Four appliances, four retailers, one install team

The homeowner had purchased a Bosch dishwasher from Trail Appliances, a KitchenAid built-in fridge from Coast Wholesale, an Electrolux washer/dryer set from Costco, and a GE OTR microwave from Home Depot. Three big-box installers had already declined the job because the appliances weren't all from one store.

We installed everything in one 6-hour visit — water lines pressure-tested, levels verified, anti-tip bracket on the range, electrical connections to manufacturer spec, all warranty registrations completed. Customer received one invoice covering everything, with one team to call if anything ever needs follow-up.

Stacked washer and dryer installation in a tight 24-inch laundry closet in Surrey by EasyFix

The job another installer had refused

The homeowner had been turned down by the appliance retailer's installation crew due to the tight 24" closet — they cited insufficient space for the stacking kit and vent rerouting. The unit had been sitting unboxed in the garage for two weeks.

We assessed the job, confirmed the closet was within manufacturer tolerance for the chosen LG stacked set, routed the vent through the existing wall penetration, mounted the stacking kit per manufacturer specs, leveled the unit, and ran a test cycle. Total install time: 90 minutes. Customer is now a yearly maintenance client.

Frequently Asked

Appliance installation FAQs

How much does appliance installation cost in Vancouver?
Standard appliance installation in Vancouver costs $195–$345 for most appliances (dishwashers, washers, dryers, microwaves, electric ranges, standard fridges). Built-in or premium installations (Sub-Zero, Wolf-electric, Miele, double wall ovens) start at $495. EasyFix uses transparent upfront pricing — once we assess your specific setup, we give you the exact price before we start. Note: gas appliance installation requires a licensed gas fitter and is outside our scope.
Do you install appliances purchased anywhere or only from specific stores?
Anywhere. Home Depot, Best Buy, Costco, Trail Appliances, Coast Appliances, Hudson's Bay, online retailers — if you bought a residential appliance, we install it. Unlike Home Depot's installation service, we don't restrict you to specific retailers.
How long does appliance installation take?
Most standard installations take 60 to 120 minutes. Built-in appliances (Sub-Zero refrigerators, integrated dishwashers, double wall ovens) can take 2 to 4 hours due to cabinetry integration.
Do I need to be home during installation?
Yes. Someone 18+ needs to be present so we can access shut-off valves and electrical panels, and so they can approve the completed work. For condo installations, the building manager or strata representative may also need to be present per building policy.
Do you remove and dispose of old appliances?
Yes. Standard removal is included for in-kitchen swaps; haul-away and responsible disposal of old appliances is available for an additional fee that varies by appliance type. We disconnect safely — water lines capped, electrical disconnected at the outlet — and handle the disposal so you don't have to. Note: gas appliance disconnection requires a gas fitter and is outside our scope.
Do you install gas appliances?
No — gas appliance installation is outside our scope. Gas range, gas cooktop, and gas dryer installations require a licensed gas fitter (Technical Safety BC certified). We install electric and standard residential appliances only — dishwashers, electric ranges, electric dryers, washers, refrigerators, microwaves, range hoods, and similar. If you need gas appliance installation, hire a licensed gas fitter for that part of the job.
Will my manufacturer warranty be valid after professional installation?
Yes. Most major appliance manufacturers — Whirlpool, GE, Bosch, Samsung, LG, Sub-Zero, Wolf, Miele — require professional installation to maintain full warranty coverage. DIY or non-certified installations can void coverage entirely. We follow manufacturer specs exactly and document the install so your warranty is preserved.
Do you offer same-day or weekend installation?
Yes. Same-day appointments are often available across Greater Vancouver, especially for standard residential installs. We work Saturdays and Sundays — most homeowners can't take time off during the week, and we know that.
What happens if my new appliance is defective?
We test every appliance during installation. If we find a manufacturer defect — wrong size, shipping damage, dead-on-arrival — we document it immediately so you can exchange it within the retailer's return window. Better to find out the day of installation than after the return period closes.
What if my electrical or plumbing isn't ready?
We do a pre-install assessment first. If something's missing — a 220V outlet for your dryer, a water line for your fridge, a working shut-off for your dishwasher — we tell you exactly what's needed before starting. We don't do electrical or plumbing rough-ins ourselves (those need a licensed electrician or plumber), but we can recommend trusted Vancouver tradespeople we work with regularly so you can get it sorted before installation day.
Do you install in condos and high-rises?
Daily. Downtown Vancouver, Yaletown, Coal Harbour, Burnaby Metrotown, Richmond, and other tower communities. Note: any strata-required approvals (for plumbing modifications, building exterior work, etc.) need to be obtained by you with your strata before we book — once approval is in place, we schedule the install within the building's permitted work windows and book elevator access in advance.
What's your warranty on installation work?
We back our installation work with a 3-month workmanship warranty. If something goes wrong with how we installed it within those 3 months, we come back and fix it at no charge. The manufacturer warranty on the appliance itself is separate and typically runs 1 year (longer for premium brands).
